Rental apartment painting comes up in two different situations: when the landlord wants to let the property and needs it prepared quickly and reliably – or when the tenant is moving out and needs the walls in order to get their deposit back. In both cases the priority is different – but the solution is the same.
Who Pays for Painting in a Rental? – The Legal Background
This is one of the most searched questions on the topic – and the answer is not a simple yes or no, but it depends on what the rental agreement says.
Under the Hungarian Civil Code, the landlord is obliged to keep the rented apartment continuously in a habitable, fit-for-purpose condition. Wear and tear from normal use is the landlord's responsibility and cost, unless the parties have agreed otherwise in the tenancy agreement. This does not mean the tenant is exempt from all damage: the tenant is responsible for misuse or deliberate damage (e.g. intentional or negligent destruction, graffiti, holes in walls).
In practice, the following situations arise most frequently:
- The contract states the tenant's painting obligation – e.g. "the tenant is required to return the apartment freshly painted" → the tenant is responsible and pays
- The contract is silent on painting – normal wear and tear is the landlord's responsibility; deliberate wall damage is the tenant's
- The tenant painted independently – if not authorised by the contract or landlord, the obligation to restore the walls may fall on the tenant
- Deposit deduction for painting – this is only lawful if the damage exceeds normal wear and tear and can be documented (move-in and move-out condition photos)
When Is Painting Needed at Tenant Changeover?
Not every tenant changeover requires a full repaint. The following criteria help determine what is actually needed.
As a landlord, the most common mistake we see: tenant changeovers are rushed and walls are "quickly repainted" – skipping the preparation work. Result: peeling paint six months later, returning mould, an unhappy new tenant. At changeover, it's worth knowing exactly what is behind the walls – especially in the bathroom and kitchen corners. If mould is present there, covering it with paint is not a lasting solution.
As a tenant, the most important thing is: document everything when you move in – photos with dates. This protects both parties in the event of a dispute, and shows clearly what damage, if any, occurred during your tenancy.

How Does the Job Work? – From Booking to Handover
First contact and needs assessment
Send photos and dimensions for a quick estimate, or request an on-site survey. We ask about the current wall condition (mould, damp, type of old paint, cracks) and your quality expectations – the itemised quote is based on this. Quote available within 72 hours.
Itemised quote – no hidden costs
The quote covers every line item: labour, materials, clean-up, waste removal. If an unexpected issue arises during the job (e.g. mould behind a wardrobe), we notify you immediately – and you decide whether to proceed. We never work with surprise add-ons.
Contract signing, key collection and preparation
No need to be present. We collect the key at the agreed time, cover floors, furniture and door frames – nothing gets damaged, neighbours are not disturbed. Preparation includes: cleaning walls, removing loose paint, mould treatment and skim coating where needed.
Priming and painting
Deep primer is applied first, then painting – minimum 2 coats, with drying time between layers. Washable latex paint is available for high-traffic areas (kitchen, hallway). We follow correct painting order and drying times – we don't rush the process at the expense of the result.
Clean handover, invoice and warranty
Once the work is done, we remove all dust sheets, clean up any debris and wash the floors. The keys are returned – the apartment is freshly painted, tidy and ready for the next tenant or viewing. Under contract, we provide a warranty on all work.
Which Paint Should You Choose for a Rental Property?
Painting a rental apartment is not the same as painting your own home – here the primary considerations are durability, easy maintenance and quick repaintability. Tenants generally put walls through more wear than owners in their own homes: furniture leaned against walls, picture hooks, cooking vapour, children's handprints – all leave marks. For this reason, the cheapest emulsion paint is not a good choice for rentals: in a few years you'll be back to square one, only with more worn paint.
For rental properties, CityTint typically recommends washable latex paint (Class 2 washability minimum) in living areas and hallways. This can be cleaned with a damp cloth and mild soapy water – everyday marks can be removed without needing to repaint. In kitchens and bathrooms a stronger, moisture-resistant version should be used. White or slightly off-white is the most common colour choice for rentals – neutral, easy to repaint, and acceptable to most tenants. Darker or intense wall colours should only be used if the next tenant requests them, as returning to a single neutral colour requires more coats – and more labour cost.
From a preparation standpoint, primer is especially important in rental properties where multiple layers of paint have built up over the years – skipping primer leads to a short-lived result. If lime-wash paint was used at any point, it must either be fully removed or sealed with deep primer before applying new paint – otherwise the new layer will peel within months.
