If you're renting, buying, or managing a property in Budapest, your lease or handover checklist may refer to “tisztasági festés” — the standard refresh painting used for many tenant changeovers. This page explains what the work includes, when it is sufficient and how the labour cost is calculated.

CityTint painters in Budapest handle apartment painting of every size and type — from a studio flat to a stairwell, from a private rental to a company office. Written quote, invoice, and 1-year warranty on every job, communicated entirely in English.

What is Standard Refresh Painting ("tisztasági festés")?

Standard refresh painting is the type of interior painting done when the walls are already in fundamentally good condition — no wallpaper to strip, no skim coating or major repairs needed — just a paint layer that's aged, discolored, or worn.

The Hungarian name refers to freshening the surface visually and hygienically: a clean, even, white (or single-color) wall that makes the property look well-kept and ready to hand over. A simple refresh repaint usually requires less preparation than a full wall renovation, provided the existing surface is sound.

Good to know: "Tisztasági festés" is everyday Hungarian, not an official category — you'll also see it used interchangeably with plain "painting," "wall painting," or "apartment painting" in price lists and lease agreements. What actually matters is the real condition of the wall, not the label. If the wall is uneven or needs skim coating, that's no longer a simple refresh job.

When is refresh painting enough — and when do you need more?

The main question is whether the existing paintwork can be repainted directly or needs additional preparation. A survey or a review of photos can help determine that.

✅ Refresh painting is enough if...
  • The wall is smooth and even, with no visible waviness even in side light
  • There's no wallpaper, or it's already been removed and the wall underneath is fine
  • Only minor stains, scuffs, or discoloration are visible
  • The existing paint isn't peeling, flaking, or crumbling
  • There's no active damp, mold, or salt damage on the wall
  • The plaster is intact — not crumbling or powdery
❌ You'll need more (skim coating) if...
  • The wall is uneven or wavy — dents are visible in side light
  • There's wallpaper on the wall — removing it almost always exposes a wall that needs skim coating
  • The existing paint is peeling or flaking off in layers
  • There are cracks, gouges, or larger damage
  • There's mold, water-damage staining, or signs of dampness
  • The surface is rough, powdery, or highly absorbent (old lime-wash)
💡 CityTint Tip

Most clients can't tell in advance whether their walls will need refresh painting only, or full skim coating. That's why we offer a free on-site survey or an online estimate based on photos in every case — no obligation. If the wall also needs skim coating, we'll list it as a separate, itemized cost in your quote. You don't need to speak Hungarian: we handle the whole process — survey, quote, and communication — in English via phone, WhatsApp, or Viber.

What's included in refresh painting?

"Refresh painting" usually includes the following stages where the wall condition requires them:

1
Covering — protecting floors, furniture, windows and doors

We cover the floor, the parts of the furniture that stay in place, and windows/doors with protective film and paper. This minimizes mess and cleanup time — a basic requirement for professional work.

2
Small repairs — filling cracks and holes

Minor cracks, screw holes, and paint chips are filled with plaster filler and sanded smooth. Larger repairs (full skim coating) are quoted as a separate, itemized cost.

3
Deep priming

The primer evens out the wall's absorbency, ensures the paint adheres uniformly, and prevents patchy drying. It's a required step even for refresh painting — skipping it shortens the paint's lifespan.

4
Painting — 2 coats

We paint the ceiling first, then the walls. After the first coat dries (3–6 hours), the second coat follows. Two coats aren't optional — only together do they give even, lasting coverage.

5
Cleanup and handover

We remove all protective covering and clean the work area. At handover, we inspect the surface together — if anything needs touching up, we do it on the spot. Your warranty starts on the handover date, and your invoice is ready the same day.

Refresh painting involves more than applying a new coat: the work area needs covering, the surface needs the required preparation and the finish is normally applied in two coats. The exact preparation depends on the existing wall condition.

Refresh painting vs. skim coating — what's the difference?

The table below summarizes how standard refresh painting differs from a full skim-coating job.

Work stage Refresh painting Skim coating + painting
Covering (floors, furniture) ✔ yes ✔ yes
Wallpaper removal ✘ not needed ✔ needed
Small repairs ✔ yes ✔ yes
Skim coating (1–2 layers) ✘ not needed ✔ needed
Deep priming ✔ yes (1×) ✔ yes (2× — before and after skim coating)
Painting, 2 coats ✔ yes ✔ yes
Time needed (50 m² floor area) 2–4 working days 1.5–2 weeks
Labor rate HUF 1,400/m² + HUF 450/m² primer + HUF 1,100–1,700/m² skim coating

If a wall doesn't actually qualify for refresh painting, skipping the skim-coating step isn't a saving — it comes at the cost of durability and finish quality, and can become a problem at move-out inspection. CityTint always flags in the quote if a wall's condition means skim coating is also needed. More detail: Skim Coating & Wall Renovation Budapest

Fresh-Coat Painting Prices Budapest – 2026

The apartment painting price is mainly determined by the size of the wall surface to be painted. The labor rates below are CityTint's own published rates and don't include materials.

For international tenants and landlords: all prices are shown in Hungarian Forint (HUF), the local currency — that's what will appear on your invoice. If it's easier for you, just ask for an estimate in EUR when requesting your quote.

Wall area vs. floor area: painting and priming are priced per wall area (larger than the floor plan), while covering is priced per floor area. As a rough rule of thumb, wall area is often 2.5–3× the floor area — the only reliable way to know for sure is a quick, free measurement.

Work item Labor cost Note
Refresh painting — base items
White paint (2 coats) HUF 1,400/m² based on wall area

Skim coating (2 layers) HUF 1,700/m² itemized, if needed
Example full-job totals

⚠️ Prices are indicative

The labor costs above don't include materials, and only apply if the wall genuinely needs refresh painting only. If skim coating is also needed, it's added as a separate line item in your quote. The final price depends on the actual wall condition and the work required; photos can be used for an initial estimate, while an on-site survey can confirm the scope.

Painters and decorators in Budapest, built for expats

For an English-speaking tenant or landlord, the practical priority is a clear description of the work, the price and the handover date. CityTint provides the quote and communication in English.

💬 English from first contact to invoice

Quote, scheduling, on-site survey and the final invoice — all handled in English, by phone, WhatsApp, or Viber. No relying on a Hungarian-speaking friend or colleague to translate a lease clause or a quote.

🔑 Key handover, no need to be present

We regularly work with tenants who've already left Hungary and landlords who live abroad. We can collect keys from an agent or lockbox, complete the job independently, and hand back a clean, photographed result.

📄 Documentation for deposit disputes

Every job is invoiced and, on request, photographed before and after. That paperwork is exactly what you need if a landlord or letting agency questions the wall condition during a deposit return.

⏱ Fast turnaround for tight move-out dates

Airbnb turnovers, relocation deadlines and lease end dates often leave little room for delay. Where the walls are in reasonable shape, a studio flat can often be painted in 1–2 working days.

Special refresh-painting situations

Move-out painting and deposit return

Tenant changeover is one practical reason to arrange apartment painting in Budapest: the landlord may need the property returned in a presentable condition, or the tenant may need to address agreed wall repairs before handover. Who pays depends on the lease and the circumstances. See our dedicated rental apartment painting guide for the details.

Stairwell and hallway painting

Shared stairwells and hallways in apartment buildings need a different approach than the inside of a flat. High wall sections may require scaffolding, which is factored into the price. For stairwells and hallways we recommend washable paint, since everyday contact quickly soils a plain matte finish.

Office refresh painting

Office painting can be scheduled outside working hours so the business doesn't have to pause operations. CityTint offers flexible scheduling and white or colored washable paint for office painting jobs across Budapest.

Walls stained by cigarette smoke

Cigarette smoke turns walls yellow, greasy, and discolored over time. A simple repaint isn't enough — nicotine staining and grease residue can bleed through fresh paint. The correct process is: degreasing, a specialist stain-blocking primer, then 2 coats of paint.

Annual or periodic maintenance painting

Rentals, offices, and institutions often need annual or 2–3 yearly maintenance painting. This is one of the shortest and cheapest forms of painting — if the wall is in good shape, priming and painting can be done quickly, keeping the property in constantly lettable condition.

FAQ – Fresh-Coat & Move-Out Painting Budapest

What is "standard refresh painting" in Budapest?

It's the everyday English name we use for "tisztasági festés" — repainting walls that are already in good condition, without wallpaper removal or skim coating. It includes covering, minor repairs, deep priming, and 2 coats of paint, and is the type of painting most leases mean when they require the walls "freshly painted" at move-out.

How much does apartment painting cost in Budapest?

Base labor rates: white paint 2 coats HUF 1,400/m², deep priming HUF 450/m², covering HUF 600/m² (floor area). As a guide, a full job (labour, materials extra) runs roughly HUF 180,000–260,000 for a ~30 m² studio up to HUF 430,000–510,000 for a ~60 m² apartment. Try our price calculator for a figure based on your own apartment.

How fast can you paint an apartment before I move out?

If the walls only need a standard refresh (no skim coating), a studio flat can often be finished in 1–2 working days, and a 3-room flat in 2–4 working days. We regularly work to tight move-out and handover deadlines — tell us your date when you request a quote and we'll confirm whether it's achievable.

Do I need to speak Hungarian to book a painter in Budapest?

No. CityTint is an expat-friendly painting service: quotes, scheduling, on-site surveys, and invoices are all handled in English, by phone, WhatsApp, or Viber. We're used to working with tenants and landlords who don't speak Hungarian, including cases where the client isn't in the country during the job.

Who pays for painting when a tenant moves out — landlord or tenant?

The tenant and landlord should agree who pays and what handover condition is expected, using their agreement and the documented condition. CityTint provides an itemised quote for the painting work; it does not determine disputed liability or guarantee a deposit refund.

Will a CityTint invoice help me get my deposit back?

It can. CityTint issues an invoice for every completed job, and can supply before/after photos on request — documentation that's useful if a landlord or agency disputes the wall condition when returning your deposit. It isn't a legal guarantee of a full refund, but it is solid evidence that the work was done professionally.

Is one coat of paint enough for refresh painting?

Rarely. One coat is only enough if the wall is already the exact same color, in good condition, and the existing paint hasn't faded much. In most cases 2 coats are needed for even, lasting coverage — trying to save on a coat usually means repainting sooner than expected.

Do I need to empty the apartment before refresh painting?

No, not completely. Heavy furniture can simply be moved to the center of the room — we cover it with protective film. Fragile items, framed pictures, and small objects on shelves are best packed away in advance. The floor is fully covered with film and cardboard.
