Removing old wallpaper and any flaking, blistering distemper or paint layers is the first step of preparation. We distinguish between wallpaper removal (paper or vinyl wallpaper taken off with water and scraping) and wall scraping (mechanical removal of crumbling whitewash or old paint). The goal in both cases is the same: a solid, stable surface that skimming and paint will actually bond to.

Pricing depends on layer count and material — a single, thin wallpaper layer costs less than decades of glued-down wallpaper layers stacked on top of each other.

Deep-Priming — Before Skimming

After scraping, the bare wall is dusty and highly absorbent — applying plaster directly onto it is risky long-term. The deep primer penetrates the wall's surface, binds it, and creates a bonding base for the plaster. This is especially critical on panel-building concrete walls: without priming, the plaster can lose adhesion after drying, crack, or peel away entirely.

On panel-building concrete walls, the right approach is 2 coats of plaster + sanding. This ensures an even, flawless surface even under raking light. Drying time is required between coats.

A finished, sanded skim coat is highly absorbent. Painting directly onto it without priming causes patchy absorption: some areas look matte, others slightly glossy, and paint consumption goes up. After a window or door replacement, a characteristic crack often appears between the new frame and the original plaster. This needs to be re-plastered, skimmed and reinforced with mesh tape before painting — otherwise the crack works its way back through the paint within a couple of years. If your windows have been replaced, always mention it during the survey — reveal-plastering costs 1,500 HUF/linear metre, or 2,900 HUF/linear metre if skimming around the frame is also needed.

Not every painting job in Budapest needs all four stages. A full wall renovation makes sense when one or more of the following apply:

Full Wall Renovation in a Panel Building — What to Know

Renovating walls in Budapest's panel apartment blocks (panelház) — common across districts like XI, XIII, XIV, XV and the outer Pest districts, and a large share of the city's rental stock that expats often move into — comes with its own set of challenges, from wallpaper removal right through skimming and painting.

  • Thin plaster on bare concrete — without skimming, every unevenness in the concrete shows through the paint, especially under side lighting
  • Low ceiling height (2.5–2.7 m) — side lighting emphasises unevenness more than in taller rooms, so careful skimming and sanding matter even more
  • Decades of old paint or whitewash layers — these need to be removed by wall scraping first, or the new skim coat won't bond properly

Do I need skimming after wallpaper removal?

In a panel flat, almost always yes. Once wallpaper or whitewash comes off, the wall underneath is uneven and absorbent. Without skimming, paint highlights every irregularity, especially under side lighting. On panel-building concrete, the correct sequence is: prime → 2 coats of skim → sand → prime → paint.

How many days does a 50 m² panel flat renovation take?

Usually 1.5–2 weeks. There's mandatory drying time between skim coats (12–24 hours each), and priming also needs to dry fully.
